Initial Consultation - Purchaser Analysis

Through a system of two way questions (and answers) we aim to identify the exact budget the client should be working within.
The same consultation will also identify an accurate and completed set of personal criteria such as accommodation size, bedrooms, construction styles and general location.

Analysis and Report – Property Data
We have access to a complete collection of sales records and can determine the exact sales results for apartments within the same block, street or suburb.

Negotiation and Purchase

We will analyse all relevant paper work and documentation.

We will identify the current fair market value of the apartment selected as the best suited purchase target.

Seek as much general market information to provide leverage for negotiating in your favour.

Seek as much relevant information about the seller’s motivation to provide leverage for negotiating in your favour.

Use the advantages at hand of your own position to provide leverage for negotiating in your favour.

Outline a proposal (formal offer) that enables us and you the best opportunity to purchase the apartment at or below market value.

This may include, in the case of an Auction sale, our personal attendance and strategic bidding services.

Settlement and Ownership

Conveyancing
While we prefer that you already have an established Solicitor relationship we can help you select and appoint an appropriate conveyancing service or solicitor to manage the settlement of your apartment and transfer of title.

We will maintain a point of contact and communication for your conveyancing service, in order to ensure that all appropriate paper work is submitted from the contract of sale.

Finance
We will ensure that your mortgage representative obtains all relevant documentation relating to the apartment sale contract, and if needed we can refer you additional lenders for comparison.

If the apartment is to become a rental property, the lender will also require a "Market Rental Appraisal" which we ensure is provided along with any information the lender requests relating to the Apartment to be financed.

Renovation Advice and Planning
Your purchase criteria may include a view to renovating for the purposes of either selling for a profit or renting at an increased yield. Or you may simply want to renovate the apartment to suit your own desires as a long term owner occupier.

Depending on the end purpose of your renovation, it will require expert advice and specific planning, which we provide in order to complete a renovation that suits the desired purpose.

Pre Settlement Inspection
We will inspect the apartment prior to settlement to ensure that the condition has been maintained to the same standard as at the time that the contract to purchase was signed.

We will request a working demonstration of all keys and any remote control access gates.

Settlement and Collection of Keys
When the time for settlement comes we will arrange for your keys to be picked up, tested for operation at the property (making sure the correct keys have been handed over), and delivered to your door.

Property Management
When the purchase has been made for the purposes of becoming a rental property, we will assist you to determine the most suitable rental managing agent.

Depending on your personal requirements we may find the actual tenant for you then help you to set up your own rental management system.
